You are on your way! You have found the house you want in the area you want and have made an offer. If you are lucky, the offer has been accepted and you enter into a bound contract. Now is the time, you have to wait.

You wait on appraisal, you wait on the inspection, you wait on the repair requests. This can be one of the most stressful times of your home buying experience. The only thing you have control of in this process is the repair requests.

If the owner agrees to the repairs, how do you know if they are completed. Most of the issues are roof or crawlspace related and the majority of people are not going to visit either place to verify repairs.

Check with your inspection company about return visits to ensure proper repairs have been made. It is easy to say they have without real proof of it being completed properly.
